Replacement of four Glulam beams at height for a Commercial Property
Our client approached us to replace four glulam beams that were showing signs of degradation. The extent of the damage could not be assessed as the beams were secured in metal shoes. As these beams are situated at the third-floor height, the project was time-sensitive and required extensive planning and consideration to protect both members of the public, office workers, and the fabric of the building itself.
Initially, the Barnwood team accessed the beams via a cherry picker to brace the beams as a temporary safety guard.
Working with a scaffold designer, we designed a scaffolding solution with a large platform and hoist. This allowed for the safe removal of the old beams, as well as the hoisting and fitting of the new beams.
As we removed the old beams, the extent of the degradation we found was severe. The metal shoes were cleaned out, and we drilled drainage holes into the lower shoes to help reduce the water ingress that was responsible for the damage. The new beams were much larger and so were fitted into the shoe with a substantial overhang, again to reduce the possibility of water ingress and decay in the future.
