We work alongside associated trades to provide a fully-inclusive turnkey, garden building solution, designed with its intended purpose in mind, whether it be exercise space, entertainment area, workshop, or extended living space.

Our Garden Rooms

In recent years we have seen more and more homeowners looking to extend the living space and maximise the value of their existing properties. Garden Rooms are becoming an increasingly popular and affordable way to achieve both these aims, often within permitted planning.

Gardens rarely offer straight lines and right angles! At Barnwood Carpentry, we wanted to bring the market much-needed flexibility in design and build so we aren’t as limited in what we can achieve for you. We fully utilise the space available and build you the garden room that fits your own individual needs.

Our Garden Room Turnkey Service

The team at Barnwood Carpentry approaches every project as a blank canvas onto which we design a unique garden building to suit your specific needs whilst best utilising the space available.

At our first meeting, we will take the time to fully understand the intended use of the building, the layout, and the space available. We will discuss and explain the different options available to you and how these affect the overall aesthetic and cost.

Our quotation will clearly show the scope of work and materials to be used and give an overall fixed price wherever possible.

If you require drawings to submit for planning permission, we will refer you to our draughtsman who will be able to provide you with a quote to produce these for you.

Barnwood Carpentry will project manage the entire build from groundworks to decoration. We have a team of associated tradesman who work with us to deliver electrical work, plastering, decorating etc, taking the worry of coordinating different trades off your shoulders.

At the end of the build, your garden room will be fully insulated, weathered, plastered, and decorated, with all doors, windows, flooring and second fix carpentry completed. It will be ready to be used by you for many years to come.

FAQs

Do I need planning permission?

Outbuildings can be considered permitted development (not requiring planning permission) if they meet certain requirements, which can be found here. If your garden building does require planning permission, we will refer you to our draughtsman who will quote to produce a set of drawings for submission.

Will my garden studio be subject to Building Regulations?

Garden rooms are exempt from building regulations if:

The internal floor area is 15 square metres or less, if within 1 metre of any boundary
or the internal floor area 30 square metres or less, if more than 1 metre from any boundary.

Can I run a water supply to my garden studio?

The running of water to your garden studio within permitted development very much depends on proving that the use of the garden studio and its subsequent water supply are incidental to the activities of the main habitable dwelling. Examples of this could be a particular hobby and/or activity not conducted within the house.

What are your payment terms?

Our payment terms are 7 days from date of invoice. It may be necessary to request a deposit and stage payments for larger projects, but this will be agreed with the client prior to commencement of work.

Do you offer a Guarantee?

Yes. Our garden rooms and studios are built to last, constructed to an exceptionally high standard and utilise the best materials and craftsmanship available. Our reputation is extremely important to us, and we are proud of the work we produce. Barnwood Carpentry offers a 10-year structural guarantee for all garden rooms and studios to give you peace of mind, both now and in the future. This covers design and manufacturing faults and material failure for a period of ten years from the date of completion. We will always be happy to help where we can.

Are you insured?

Yes. We hold Public Liability Insurance for up to £10 million.
